Please do not disturb the current residents at the home. Out of respect for the current residents of the home, we ask that you please review the rental application and qualifications to be sure your qualify for the rental before making an appointment to view the home. If there are any questions regarding the application or lease terms, please ask before making an appointment to view the home.
The home is being leased for a 12 month term, but a shorter lease may be negotiated at an additional rate. Rent does include shrub and lawn fertilization and standard garbage pick-up. A one year lease is required. A shorter lease term may be negotiated but it will be a different lease rate, please email for details. Pets are subject to approval. All residents over the age of 18 must fill out a separate application.
We use mysmartmove.com to perform full credit, public records and criminal background checks on perspective tenants. The fee for this service is $35 - $40 per each adult resident paid direct to mysmartmove.com (a service of TransUnion) through their website. This fee is non-refundable.
Our Application process is a three step process:
#1 Submit a completed application(s) for each adult occupant along with a copy of a valid ID and the income documents requested in the application. We need a UNIQUE email address for each adult applicant.
Once we receive an application(s), if the home is still available, your income will be verified and a preliminary online public record search will take place to verify the application information. Income and employment will be verified for at least 2 years via w-2's and/or tax returns.
#2 Once your income is verified, you will be sent an email from mysmartmove.com requesting permission to run a credit check. You must authorize permission and pay the $35-$40 credit check and background fee direct to mysmartmove.com at this time.
Once the mysmartmove.com credit, background check and public records information is provided by the perspective tenant(s), it will be reviewed and debt ratios will be verified. Items such as judgments, evictions, charge-offs and liens on your credit report or in public records will likely disqualify you for this rental.
We will also check references and call previous landlords if applicable.
#3 If your application is approved for this rental, you will be sent a copy of the lease for review and signature and asked to submit the security deposit within 3 business days of approval. This deposit can be mailed or deposited electronically or in person at any Bank of America branch.
The lease must be signed and security deposit provided to take the home off the market.
